Expert assessment of the land contained in the base of the State Property Fund is not always adequate. Moreover, supply prices are much higher than the prices that land buyers are willing to pay today. This was announced during a meeting of the Land Staff by the President of the Association “Land Union of Ukraine” Andriy Koshi.

According to him, the functioning of the land market for several months has proved that the excitement of buying and selling plots does not occur.
At the same time, there is a problem with the expert assessment of land.
“After July 1 of this year, we registered land plots in the Kyiv region for farming personal farms, which are located on the slopes. The base of the State Property Fund gave us a minimum appraisal amount of over UAH 240,000 per hectare of land. This price is not true and makes it almost impossible to design such sites. Therefore, the issue of expert assessment and application of the database is open, “said Andriy Koshi.
According to him, today the association is in the process of registration of more than 100 share plots for agricultural production.
“The price for them, which can be missed by the base of the State Property Fund, is about 50 thousand UAH / ha, which is slightly higher than the actual amount estimated. It is not entirely clear where such figures come from in the database, ”the chairman of the association stated.
Andriy Koshil noted that the association is trying to study the issue of pricing on agricultural land through a geoportal and collecting data on ads for the sale of land.
“Offer prices are much higher than the prices that buyers of the land are willing to pay today,” he concluded.
